Developed in Europe post WWII, Exterior Insulation and Finish Systems (EIFS) is a popular commercial exterior wall cladding which is also often commonly found on high-end custom homes. Misunderstandings of system capabilities and proper installation techniques have historically plagued these systems. Despite this, EIFS continues to grow popularity due to a combination of cost-effectiveness, design flexibility and suitability as a solution to continuous insulation requirements in the drive for increased thermal performance in buildings. Substantially different from traditional stucco, the specialized inspection of EIFS is typically outside the purview of most home inspectors.

If you own an EIFS-clad home or are considering purchasing one, Advanced Forensics & Inspections will be happy to properly assess the property and educate you on the properties of these systems.  Utilizing a variety of techniques and specialty testing equipment, we bring over 18 years of experience in EIFS inspection to determine the condition of these systems and provide you with the information you need to maintain these structures.

Advanced Forensics & Inspections is certified to perform Commercial Property inspections of EIFS assemblies in accordance with the 2018 International Building Code (IBC sec. 1705.16 - Special Inspections) which is required in many jurisdictions as a condition of receiving a Certificate of Occupancy.  General Contractors are strongly advised to contact us prior to that start of EIFS installation if your project falls within one of these jurisdictions. We can help ensure that your EIFS installation goes smoothly from the start, in order to meet the requirements the first time and prevent costly delays.

Looking to sell an EIFS-clad home? Many homeowners have used our EIFS Due-Diligence Package (which includes: an initial assessment with repair guidance, post-repair inspection and a supporting photo-documentation report) to help bring their property up to good condition prior to listing. This package can serve as a "clean bill of health" to ease buyer concerns and aid you in the sale of a luxury EIFS-clad home.

Inquires from Realtors® regarding EIFS inspections are always welcome. We thoroughly understand the sales process and are accommodating to tight schedules.

For many people, owning a log home encompasses the very essence of the American Dream.

Unfortunately, the beauty and excitement surrounding such properties often blinds potential buyers to the extensive repair costs and ongoing maintenance requirements that are associated with this type of construction.

We have extensive experience in the the construction, preservation and restoration of log homes on projects located throughout the country and specifically at the high altitude and particular climate conditions of Colorado.  Advanced Forensics & Inspections is the top choice for an independent assessment of your log home.

Either as a supplement to your standard home inspection or as an existing property assessment, we will walk you through the property, explain the overall condition, examine the details and outline any required repairs, maintenance and best practices needed to keep your Dream alive.
